New homes prices in Co Wicklow hit a new high today with the launch of Elsinore, a small development in Delgany where four large detached five-bedroom houses on quarter acre sites go on sale, priced from £875,000 and £975,000.
Elsinore, a walled development with high electronically controlled gates, has a total of eight three-storey houses and one single-storey house. The houses are set in the former paddock of a Georgian house in the heart of the village, with the original house retained on site. Three homes have been sold pre-launch, one of which is to be the new rectory for Christ Church, Delgany. Selling agent Gordon Lennox of Jackson-Stops expects the homes to appeal to families who may have been been seeking large period homes in the area. The Elsinore house designs are based on the architecture of the area, but have a modern layout, with a strong emphasis on the entertaining and dining areas.
There are two house styles. Three houses - including the showhouse - which is to be sold later - have 3,300 sq ft of accommodation and are priced at £875,000. They are built in a colonial style, with a front verandah and interesting exterior angles. The remaining two homes have just under 4,000 sq ft. These have a classic double front, half clad in mellow redbrick. These are priced at £950,000 and £975,000.
Each house has three reception rooms, a kitchen/ breakfastroom, utility room, and ground floor lavatory. Upstairs three of the five bedrooms are en suite, and there is a family bathroom . A third floor of 700 sq ft can be kept open plan or divided into two rooms, with or without a connecting landing. Buyers will have plenty of scope to extend if they wish.
There is space for a conservatory and detached garage, both at extra cost.
The showhouse being launched next week has an atrium-type hall soaring up to the roof space. The diningroom and family room are good sized, and the drawingroom opens on to a large crescent-shaped pine framed conservatory, with tiled floor.
The three reception rooms have an ash floor, and ash is used in all the internal doors which feature an upper stained-glass panel, giving an art deco feel. The large kitchen/breakfast room is bright and airy, with extra light provided by a vaulted apex roof with glazed panels. Fittings are painted cream. There is an adjoining utility room with a Belfast sink.
A suspended staircase of polished wood climbs to the first floor. The main bedroom has a dressing corridor with fitted, step in wardrobe. The en suite shower room has a corner bath. The four other bedrooms have built-in wardrobes, and two have adjoining en suite shower rooms. There is a family bathroom. The roof space has been arranged in two rooms, one furnished as a home office. The houses have landscaped gardens.
