Glasnevin: €365,000-€660,000 Penthouses with spectacular views and good-sized balconies hit the market today in a development on the banks of the Tolka in Dublin 11. Edel Morgan reports
Four of the 15 penthouses going on sale today at Addison Park in Glasnevin, Dublin 11 have the "wow" factor of a sunroom and an enormous roof terrace with views of the mountains and the grounds of the Botanic Gardens.
Addison Park is a 250-unit scheme on the banks of the Tolka, on former grounds of the nearby Holy Faith convent.
The penthouses vary in size from 69 sq m (742 sq ft) to 120 sq m (1,291 sq ft) and are spread over two blocks, Addison and Botanic halls.
Prices start at €365,000 for the smaller units up to €660,000. The selling agent is Hamilton Osborne King.
Located in a mature residential area convenient to the city centre, Addison Park has proven popular with young professionals and older couples trading down.
The four large penthouses have livingrooms so large they can accommodate multiple uses - they could, for example, be divided into a sitting area, dining area and office space.
The galley kitchen has smart white Siematic units with chrome handles, dark wood splashback panelling and a dark maple counter top. A range of appliances is included.
There is also a large hot press off the kitchen. This opens on to a spacious south-facing sunroom which in turn leads to a roof terrace.
The terrace wraps around the entire apartment, with access from almost every room.

They have two double bedrooms all with direct access onto the balcony. The livingroom is smaller, but is still a reasonable size, and opens onto a west-facing balcony.
There is also limited availability of a number of house and apartment types. The 199 sq m (2,142 sq ft) five-bedroom family houses are from €715,000 and duplex apartments cost from €419,000. All the apartments and duplexes in Addison Park have private terraces/balconies.
There are also two-bedroom apartments from €329,000 situated on the ground floor, underneath the three-bed duplexes.
These apartments extend to a floor area of 55 sq m (591 sq ft) and have a private terrace. A number of one and two-bedroom apartments are available from €250,000.
All of the units come with a car-parking space except the four larger penthouses which have two. Park Developments is responsible for the renowned Mount Saint Annes development in Milltown, which is of a similar design although far bigger.
