Twinlite subsidiary submits application to construct 29 new homes on Barnhill Road site

A subsidiary of Rick and Michael Larkin's Twinlite development company, Melmousa Devco, has submitted plans for the duo's recently acquired site on Barnhill Road, in Dalkey, Co Dublin.

As reported by The Block last month, the 2.32-acre Dalkey Manor site, situated just 300m east of Dalkey village, was acquired from PegasusLife, who purchased it for about €5 million in 2014 before selling it to the Larkins in recent months with a guide price of €7 million.

The luxury development, designed by McCauley Daye O’Connell Architects, features 29 new homes in all, with the existing 1970s house currently in situ to be demolished.

There are eight different house types available under the current plans, all with good proportions and the majority of which will have southerly and westerly facing rear gardens.

Three-bedroom houses

Nine three-bedroom houses ranging from one to three storeys in height will have 114-173sq m (1,227-1,862 sq ft) of space.

Eighteen four-bed houses, comprising nine terraced houses with a floor space of 231sq m (2,486sq ft) and nine semi-detached houses (249sq m/2,680sq ft) make up the majority of homes, and a pair of detached two-bedroom houses of 82sq m (882sq ft) will complete the scheme.

When former owners PegasusLife tabled plans for 57 apartments spread across a half dozen of five to six-storey blocks on the site in 2015, they were met with vehement opposition by locals, with almost 60 objections lodged against the plans.

Conscious of those objections, Twinlite has halved the number of homes proposed for the site and greatly reduced the heights, now ranging from one to three stories maximum.

Proactive approach

Using a new website, www.dalkeymanor.ie, the developers are taking a proactive approach to providing the public with information about the new development, including visuals and immediate access to the relevant planning files – in advance of the local council making them publicly available.

Around the corner at Cunningham Drive, showhouses at Twinlite’s luxury Enderly development are just weeks away from fruition, while another planning application is currently in the works for their third major site in the area, located off Castlepark Road, where a high-end apartment scheme is to be built.
