CARRICKMINES:FROM €1.2M Twenty-six new homes in a Carrickmines scheme with a walled garden come to market this weekend, writes Eivlín Roden.

CLAREMOUNT, a scheme of 26 new houses in Carrickmines launches this weekend with prices ranging from €1.2 million for a three-bed semi to €2.5 million for a large five-bed detached house, with variations of four and five beds in between.

They are set in the gardens of the old Claremont House, on Claremount Road which is a continuation of Cornelscourt Hill.

Claremount has retained a beautiful old walled garden for the use of the residents, and most houses have a view of the sea in the distance.

All 26 houses have a look of the existing Edwardian houses in the area, seen particularly in the windows and rooflines. They have a high energy rating, solar panels on the roof and central control of lighting and sound.

Particularly attractive are the finishes, especially the soft tones used for the exteriors, the handsome fireplaces and bay windows.

A concrete floor between ground and first floor gives good sound proofing.

Floor areas range from 116sq m (1,248sq ft) for one of only two three-bedroom semi-detached houses to 260sq m (2,799sq ft) for each of the 10 largest five bedroom houses.

While the design of all of them is similar, there are individual variations due to their position on the site. Perhaps the most attractive from a design point of view are the eight Type E five-bedroom houses of around 234sq m (2,519sq ft) which is one of the two show houses.

Here the proportions all work in perfect harmony with the kitchen which is lit from above and the front gable overhanging the hall door. The houses are all double fronted with a drawingroom and diningroom, kitchen, breakfast room, utility and guest cloakroom on the ground floor.

Upstairs the double bedrooms and bathroom radiate from a good-sized landing.

The bedrooms have fitted wardrobes, with glass fronted cupboards and a range of drawers as well as hanging space.

A surprise in the five bedroom homes is the third level with a large bedroom that has windows at end, a roomy en-suite and lots of storage.

The kitchens at the back of the houses have everything you might put on a wish list, including an integrated coffee machine, thermostatically controlled Miele wine cupboard, integrated Siemens appliances and gloss-fronted units with well thought out storage.

The separate utility has a door to outside; this contains a Siemens washer and dryer and full range of storage as standard.

Outside, the compact front and back gardens are paved, gravelled and planted and the communal walled garden has been restored.

Claremount is near Foxrock village and Carrickmines Tennis club, good schools and churche. It will benefit from the new Luas line extension nearby.
