Dublin 17 from €299,950:The latest phase of homes at Clare Village come to the market this week, with prices down by around 10 per cent on last year.
Albany Homes' Clare Village is a development of 350 apartments on the Malahide Road, Dublin 17. The scheme is beside Clare Hall shopping centre and is one of a number of large developments in the area. This part of the Malahide Road - on the northern fringes of the city - is undergoing a major transformation thanks to schemes such as the mixed-use Northern Cross development, which includes the new Hilton Airport Hotel. Other big developments include Belmayne, a residential development where over 2,000 new homes will be built in coming years.
Clare Village was first launched at the height of the boom in 2006, selling 170 apartments in a matter of weeks, to owner-occupiers and investors.
The latest phase, called The Courtyard, comprises around 70 apartments. Prices are aimed at first-time buyers and apartments are larger than average. One-bedroom apartments with 51-57sq m (553-613sq ft) cost from €269,950. Two-bedroom units with 64-92sq m (689-990sq ft) are priced from €299,950. These were priced from €335,000 in 2007.
Three-bedroom apartments with 90sq m (969sq ft) cost from €349,950, compared to a price tag of €385,950 last year.
Selling agent Savills HOK will be taking bookings at show units on site this weekend.
Clare Hall shopping complex has a good range of shops, including a 24-hour Tesco. Also close by are Total Fitness and the Hilton Airport Hotel.
Portmarnock Dart station is in striking distance, as are Dublin Airport and Malahide. A QBC runs outside the front of the scheme.
Albany Homes is developing a number of high-profile projects throughout the city, including Airside Retail Park, Holywell and The Meadows in Swords, and Straffan Woods in Maynooth.
