Spacious four and five-bedroom detached houses at the Claremount scheme come with a high-spec and many extras, writes JACK FAGAN
PRICES AT a development of four and five-bedroom detached houses in Carrickmines, Dublin 18, have been cut by nearly 50 per cent since the scheme first went on the market in 2007.
Four-bedroom houses which started at €2.275 million are now from €1.15 million – a huge drop for a stunning home with 201sq m (2,164sq ft).
The five-bedroom detached units have also seen a serious drop, from €2.45 million to €1.275 million. These are also particularly spacious, extending to 234sq m (2,519sq ft) over three levels.
Sherry FitzGerald New Homes is the selling agent.
The distinctive Claremount scheme has only 26 houses built in the mature grounds of Claremount House on Claremount Road.
An original walled garden has been upgraded for the use of residents.
The development sticks to a traditional design, including red clay roof tiles, cockscomb ridges and Edwardian-style double glazed timber windows sitting on limestone sills.
The layout of the houses on the elevated site will maximise views over Dublin Bay.
The kitchens and the bathrooms in both house types will impress families looking for stylish homes.
Wall and floor units have been fitted by McNally Alno Art Vanilla Kitchens and include ivory-coloured polished stone worktops. The range of fitted Siemens electrical appliances is more extensive than usual and even includes a wine cooler and a coffee maker.
The developers have also gone for top notch fittings in the bathrooms supplied by Villeroy Boch.
There are lots of nice touches, like underfloor heating and heated chrome towel rails.
All homes are heated by gas-fired central heating with the added bonus of thermostat controls in every room.
In keeping with the green agenda, the developer has fitted all homes with solar panels for water heating.
The houses carry a “B” energy rating.
In addition, the houses have also been fitted with an advanced cable network system which among things allows broadband to be used at several terminals in the house.
The four-bedroom houses have a particularly spacious kitchen/breakfast area and an equally impressive dining/livingroom to accommodate a good crowd.
Like most houses these days, the main bedroom comes with an en suite of considerable size and the very best of fittings.
The five-bedroom showhouse, fitted out by Helen Turkington, will give viewers lots of ideas for making it both stylish and comfortable.
There is a large entrance hall with a family room/study off it, as well as a toilet with wood panelling.
There is also a good-sized livingroom and the option of having double doors leading into a formal diningroom.
The two lower floors have 9ft high ceilings while the top level is given over to the main bedroom with an impressive en suite.
The Claremount houses will have particular appeal to families trading up as well as successful business people looking for a top notch home.
