One-bedroom apartments are often too small to swing a cat in, so buyers will be happy with the 505 to 606 sq ft ground floor one-beds priced from £112,995 (€143,474) in a new development in Clonee, Co Meath.

Clonee Court, which is minutes from Blanchardstown shopping centre, is a new £12 million (€15.24m) mixed development situated behind Main Street in this fast growing village. Ross McParland in Lucan is the selling agent for the first phase of 24 homes, which will include 12 one-bedroom apartments and 12 three bedroom duplexes.

The duplexes, which range in size from 1,040 to 1,160 sq ft, are priced from £142,995 (€181,566).

Eight miles from Dublin's city centre, Clonee commuters benefit from a new Quality Bus Corridor and being close to the M50. New shops, restaurants and services are opening up in the village, while most major chain stores and supermarkets are only minutes away in Blanchardstown. Phase two of Clonee Court will include 64 apartments along with a mix of retail and restaurant units at an adjacent site on the main street, subject to planning permission.

The one-bedroom apartments have spacious openplan living areas and plenty of storage space. There is an entrance hallway with street access. A tiled fireplace is the focal feature of the livingrooms.

Shaker-style kitchens, which could easily be divided off from the main space, come fully equipped with Hotpoint appliances, including oven hobs, fridges and washer/dryers.

There is a separate utility room in the apartment, leading off a small hallway. Bedrooms at the back of the apartments overlook a landscaped communal garden. The bathroom is large, with black wall and floor tiles, and the bedroom has fitted wardrobes. To the front there is parking and green space.

The duplex units are above the apartments. They have a kitchen/breakfast area, livingrooms with Mexican pine and tiled fireplaces and guest bathrooms. Upstairs, there are three bedrooms, two with fitted wardrobes. The main bedroom also has an en suite.

Similar to the apartments, the duplexes boast spacious layouts and all three bedrooms are doubles. The third room could be converted into an office or study. The first phase of Clonee Court is almost complete and will be ready for buyers to move in within six to eight weeks.
