Goatstown: from €610,000A good mix of houses and apartments is for sale in the latest phase of Sorohans' Goatstown scheme

It's always an occasion when the Sorohan brothers launch their latest development and Trimblestown was no exception when the first apartments and houses were launched last year.

This is partly because Sorohans tends to wait until there is something to show before going to the market. However, Sorohans' hands-on attention to detail and reputation for top quality build are the main reasons for their success and buyers wait in line for each phase.

Today's release of apartments and large family houses could attract serious interest despite the current slowdown.

Trimbleston is in a quiet spot off Goatstown Road, close to the UCD Belfield campus, Clonskeagh and Dundrum. Most of the houses and apartments are already built and residents have moved in, giving a lived-in feel to the development at this stage.

Because of the price level and quality fit-out, residents are mostly owner-occupiers, with a mix of young families and people trading down within the locality.

Hooke & MacDonald is now taking bookings for a block of apartments and a small number of large houses at Trimbleston. There are eight houses for sale and 30 apartments in an assortment of sizes and prices.

Good-sized two-bedroom apartments of 74sq m (800sq ft) start at €610,000. Three-bed apartments of 92-106sq m (995-1,150sq ft) cost from €750,000.

Three-bedroom semis of 145sq m (1,560sq ft) are priced from €1.75 million. Four-bedroom semis of 164sq m (1,765sq ft) start at €1.8 million.

Four and five-bedroom detached houses of 210sq m (2,260sq ft) are priced from €2.5 million. Fabulously fitted-out three-bed penthouses of 186sq m (2,000sq ft) upwards cost from €2.5 million.

The landscaping at Trimbleston is first class, with mature trees, water features, flowerbeds and road surfaces coloured to match the gold brick exteriors. The apartments overlook the water feature and a green area where tall silver birches are flourishing.

The entrance lobby is laid with parquet in an unusual design and an atrium roof gives good natural light to all landings.

Standard apartment features include raised red deal flooring throughout, en suites with main bedrooms, large sit-out balconies, floor-to-ceiling windows and American white oak internal doors.

Kitchens and bathrooms are stylish and up-to-the-minute, with granite worktops and a full range of integrated kitchen appliances.

Downlighters are fitted in halls, kitchens and sittingrooms and marble fireplaces are also included. Main bedrooms come with a flat-screen television fitted into the wardrobe unit opposite the bed.

The houses have a strong interior spec, with high ceilings and coving. Kitchens have vanilla gloss Alno units with appliances and granite worktops.

Floor and wall tiling is included in kitchens and bathrooms and there is a marble fireplace in the sittingroom. Front and back gardens are fully landscaped and back lawns are bounded by a stone wall. Trimbleston is 80 per cent occupied by now and most units in this phase are ready to move into as soon as paperwork is complete.
