Dublin 6/€1.5 million: Vergemount, a terrace of three-storey houses built in the early 1800s for members of the gentry wanting to winter in town, is sheltered from the rigours of Clonskeagh Road, Dublin 6 by a high wall, writes Rose Doyle
Wyvern, 3 Vergemount, has the grace and space of its time with six bedrooms (two used as studies), three reception rooms and a kitchen / breakfastroom over 290 sq m (3,126 sq ft). It is for auction through HOK Residential on March 25th with a guiding price of €1.5 million.
Wyvern is at the end of the terrace and has a 0.28-acre gardens to the front, side and rear. Separate stables and servants quarters were at some point incorporated into main house and give it a rambling style. Many original features are intact, as well as others which are possibly Victorian. These include ornate and functioning fireplaces, sash and shuttered windows, timber flooring, cornices and doors. Granite steps lead to the front door, over which there is a fanlight.
The double, main reception / drawingroom is on the ground floor and has two windows which, in common with other front-facing windows, offer distant views of the Dublin Mountains. An ornate marble fireplace in the front part of the room has a raised grate while the rear part has a picture rail and side window.
The main en suite bedroom is also on this floor and has a white, cast-iron fireplace and cornice work. There are two rooms off a rear hallway on this level. A study/bedroom has two windows overlooking a walnut tree and a bedroom with windows over the rear garden has a wash-hand basin. Stairs also lead from the entrance hallway to garden level, as well as to the first floor. The garden level is equipped for family life with family room, kitchen/breakfastroom, diningroom and main bathroom all located there.
The family room has a timber-surround gas-fired fireplace, cork floor, two windows to the front and one to the rear. The kitchen has a centre island with gas hob, built-in double oven as well as floor and wall units and windows to the front. The diningroom has windows to the side and a storage cupboard built into a corner. On this level, too, there is a walk-in pantry, understair storage, guest cloakroom with toilet and door to the rear garden.
A half landing on the way upstairs has another toilet and a hanging area for coats. Twin bedrooms on either side of the first floor landing have original, marble fireplaces, built-in wardrobes and sash windows giving mountain views. One of the rooms has a shower cubicle. A small room between these two, presently a study, would make a box bedroom or bathroom.
The rear garden has patio and lawned areas, flowers, fruit and mature trees. There is a pedestrian entrance to the front, where the old-style garden has flowers, and to the side where there is a garage.
