A three-storey five-bedroom Victorian house on Winton Road, off Leeson Park, Ranelagh, Dublin 6, is expected to make well over £1 million when it is auctioned by HOK Residential on November 1st.

Number 10 is a semi-detached house on the end of the road closest to Leeson Park. Tall and creeper clad, it is surrounded by a mature garden that has been lovingly tended by the same owner for over 40 years. Although the house needs refurbishment, the guide price is conservative. Large houses rarely come on the market on this road, though a three-bedroom penthouse in Fitzwilliam Court made £700,000 last December.

The redbrick and granite exterior of 10 Winton Road is covered in creepers to chimney level. Inside, all the period features are intact and in good condition. Hallways are wide and bright and most of the original sash windows and shutters work. While the house seems to have been well maintained, with fairly recent re-wiring and central heating, a complete decorative revamp is probably on the cards. The garden level, still the original warren of small rooms, could be opened out to create a big family kitchen and living area.

The interconnecting drawing room and diningroom have lofty ceilings with fine decorative plasterwork, matching marble fireplaces and sash windows overlooking front and side gardens. A cosy room on the ground floor return is currently used as a study, with bookshelves, cupboards and a cast-iron fireplace.

The garden level is where most updating is required. There is still the original cook's bedroom, a walk-in storage room and a big family sittingroom with an open fireplace. To the rear are a bathroom and a small kitchen, which opens on to a courtyard.

A fine mahogany-railed staircase from the main entrance hallway is brightly lit by a roof window. There is a small double bedroom on the return as well as the family bathroom, with a big walk-in airing cupboard. Off the upper landing are three double bedrooms, two very large and with original fireplaces.

The gardens will enchant. The owner is a keen horticulturist who has planted unusual trees and climbers, including Judas and Mimosa trees and a fuchsia from Connemara. The front entrance, shared with the house next door, is through an arch covered with orange blossom. A pathway leads to Leeson Park Avenue.
