Jamestown Park in Ratoath, Co Meath, a new development of 97 large family homes on the Ashbourne Road, goes on sale today with prices ranging from £179,995 up to £265,000.
Designed to appeal to Dublin families trading up to homes in an area that is still rural, Jamestown Park offers a range of four-bedroom semidetached and four and five-bedroom detached houses ranging in size from 1,345 to 2,100 sq ft. Sales are being handled by Ross McParland.
Buyers who wish to view a completed site built by Sherwood Homes, the Jamestown Park developers, can check out The Old Mill in Ratoath, which is a development of 80 detached homes in an open plan setting.
Jamestown Park will be similar to The Old Mill, and indeed to many of the new developments that have sprung up around the village.
A high percentage of new residents fall into the late-30s/ early-40s-with-a-young-family bracket, all looking to trade up while still remaining in the commuter belt.
There are three different house types in this development: there are 36 semi-detached four-beds and three detached four-beds; the remaining 58 are five/six-bedroom detached houses.
Priced at £179,995, the four-bedroom 1,350 sq ft semi-detached house is aimed at the first-time buyer market and qualifies for the first-time buyer's grant of £3,000. Similar in size to the four-bedroom detached home, the semi-detached version has very generously proportioned rooms and a more open-plan layout.
Downstairs, there is an entrance lobby with a large sittingroom with bay window. Double doors lead to a diningroom, which is part of a large open plan kitchen/dining area. There are patio doors to the back garden, and a small utility room off the Shaker-style kitchen.
Upstairs, there are four bedrooms, two of which are double, two single. The main bedroom is en suite and has good wardrobe space.
The detached four-bedroom house is very similar in style but has more space at 1,500 sq ft. Downstairs, there is an extra room designed as a family/TV room. The diningroom is separate, with patio doors to the garden. The kitchen is fitted with light oak units. Upstairs, there are three double bedrooms, the main one en suite, and one large single.
The largest house in this development is the five/sixbedroom detached house priced at £265,000. With over 2,100 sq ft of space over three levels, this house has a lot of luxury features.
Downstairs, it is similar to the smaller homes, but the rooms have more generous proportions. The kitchen has cherrywood units and there is a larger utility room. On the first floor there are four large bedrooms, and the en suite main bedroom has a large dressingroom.
On the second floor there are an additional two rooms, one an en suite bedroom, the second designed as an office/ study area. This second room could also be used as an additional bedroom. Both rooms have Velux windows.
A total of 50 detached and semi-detached four-bedroom homes and five-bedroom detached homes will be offered for sale in the first phase; they are to be ready to move into by next January. The remaining 47 units should be finished by June 2001.
