NUMBER 29 Gray Street, Dublin 8 is a great example of how to make the most out of the space
available in a fairly small house.
Even the back yard has been transformed into a sheltered and atmospheric town garden perfect for entertaining with spruce decking, bamboo screening and lush planting.
A two-bed townhouse tucked between Meath Street and Pimlico, in a quaint redbrick enclave, the house is on the market for €445,000 through Sherry FitzGerald.
The current owners bought the 72sq m (775sq ft) house three years ago and set about making some clever improvements.
The living area is off a narrow hallway and is a calm, attractive space with oak flooring, recessed lighting, underfloor heating and a custom steel fireplace to give it a cutting edge.
Glass panelled doors at the end of the livingroom lead to a funky kitchen with grey metallic units and a black tiled splashback. The room avoids being too industrial due to the dramatic rich red on two walls. The concrete top island in the centre of the kitchen was a risk in a small area but somehow works.
Upstairs off a landing the main bedroom is simply but effectively done with a wall of cream wardrobes and presses, and encaustic wax walls which give a subtly rough texture.
