Built some 24 years ago, number 7 Stirling Park, tucked away at the back and more sheltered than other houses in the development, has had an interior architectural makeover not at all apparent from its traditional façade.

The detached 320sqm (3,450sqft) house has five bedrooms (two of them en suite), five reception rooms, large kitchen and a landscaped garden. It goes on the market with a guide price of €1.45 million and will be auctioned through Sherry FitzGerald on October 15th.

The present owners moved into number 7 five years ago and undertook a redesign and refurbishment which extended the back and changed the original layout. Architect Derek Tynan has created an atrium-style centre to the new-look interior which allows for a great deal of light, as well as views of the wraparound gardens from most points in the house.

The redesign has also added considerably to the floor area and the house now stands over two storeys with an attic room and partly developed basement. The design's impact is most clearly seen to the rear of the house.

The kitchen, which has a French limestone floor and all the benefits of the glass-ceilinged mini-atrium, has black polished granite worktops, maple fittings, a cherrywood-topped breakfast bar and steps down to the breakfastroom.

With a floor-to-ceiling glass wall, double glass doors to the garden and large windows to the side, this could more accurately be called a sunroom. The floor, like most throughout the house, is of polished maple. Steps to the side of both kitchen and breakfastroom lead to a family room where a Yeoman stove is fitted into the fireplace. French doors lead from here onto one of two decks in the rear garden.

The front drawingroom has a box bay window, polished maple floor and minimalist gas-fired fireplace. A second box bay window overlooks a quiet corner of the garden and a water feature. The diningroom has a large window to the front of the house and a guest cloakroom offers storage units as well as hanging space. It leads on to a guest toilet.

Part of the basement level has been opened up to create a living space floored in Marmoleum ideal for teenagers, or any group wanting space away from the main house.

There is a separate entrance to the side, with steps leading down. A large, den-like a room has a wall of wardrobes as well as separate shelving and storage. Double glass doors lead to the outside steps. The utility room is also on this level.

The first floor gallery style landing leads to the main en suite bedroom. This has a walk-in wardrobe as well as a dressing area with a bank of mirrored wardrobes and a window. Tiling in the en suite is in black and white. A den/study on this floor has a gable-end brick wall, vaulted ceiling and two Velux windows.

Two of the other bedrooms have windows to the front while a third has windows to the side and rear. The family bathroom has a curved bath and separate shower. A fifth attic bedroom has an en suite with a shower as well as skylight windows and lots of storage.
