Dublin 4: €5.5mNumber 11 Raglan Road, part of a tall terrace on the right hand side going up from Pembroke Road, is for auction through McNally Handy on March 7th with an AMV of €5.5 million.

This refurbished three-storey over garden level house has a floor area of around 372sq m (4,000sq ft) and elegantly proportioned rooms with ornate plasterwork and original fireplaces, shutters and stone floor in the hall. It has all been kept fairly close to the original house plan, although the kitchen has been moved from garden level to the hall level for convenience, as many choose to do in period houses of this type.

Granites steps to a front door framed by ionic columns opens into the limestone paved hall with a livingroom and kitchen to the left.

The kitchen has been fitted into the back room without interfering with the original space although new owners may want to reconfigure it.

As is traditional in houses of this period, the main reception rooms are on the next floor. These comprise a large drawingroom with two windows to the front and heavy original folding doors opening into another reception room behind. Both of these rooms have good white marble fireplaces and plasterwork and wooden flooring, and benefit from the extra light at this height.

Three double bedrooms are on the next floor up all with original fireplaces and tall sash windows, while two bathrooms are on the upper returns, both white tiled with blue detailing, one with a bath and the other with antique fireplace.

The first floor return is open with enormous arched window giving a large space for entertaining or as a study.

The garden level has its own doors to front and back, two large rooms both with cast-iron fireplaces, at present used as a sittingroom and a bedroom, French doors to a paved area and the back garden, and its own bathroom with cast-iron bath.

Outside, there is a cast-iron pedestrian gate to the front garden while the back garden gets the evening sun and has a tall eucalyptus tree, gravel paths, lawn and raised flower beds.

Number 11 Raglan Road is situated close to Baggot Street with its shops, restaurants and banks, and is within walking distance of town and several schools and churches.
