Ranelagh/€2.5m: A two-storey over garden level house at 61 Dartmouth Square is for auction on March 15th through Sherry FitzGerald with an advised minimum value (AMV) of €2.5 million. The four-bedroom terraced house is in walk-in condition having been refurbished by its present owners.

These are unusual houses in that they don't have a deep return, and they have some unusual features, such as a curved turn on the staircase which also has some typically Victorian mahogany detailing at hall level. At 204sq m (2,200sq ft) the house feels large and airy.

At hall level there are two interconnecting reception rooms with high ceilings, sash windows to the front and original marble fireplaces in both rooms. In the small return at the back there is seating area. Upstairs there are four bedrooms, two to the front overlooking the square and the largest has a good-sized en suite. There is a family bathroom on the first floor return.

The family spend most of their time down in the garden level which has the kitchen and livingroom. The kitchen has timber units and a granite island. This room opens into a family room which in turn opens out into the 25m south-facing back garden. There also a small utility room and a guest toilet on this level. Planning permission for a two-storey extension at the back has been secured.
