Killaloe from €310,000: Lakes retirement village has just been launched in the picturesque lakeside town of Killaloe, Co Clare. Situated in the grounds of the Lakes nursing home, 150 yards from a church, shops and restaurants, the village comprises 32 two-bedroom apartments.
The homes qualify for 90 per cent tax relief which are available for offset against rental profit and total income. Mason Estates is the selling agent.
For investors who avail of tax incentives and rent guarantees of €8,000 a year for nine years, the apartments cost €375,000 and for owner occupiers they cost €310,000. Rent is around €200 per week.
Each home has been designed to cater for older people, including those with disabilities and who use wheelchairs. All come fitted with carpets, cutlery, crockery and furniture.
Standard features include Shaker-style fitted kitchen , under-floor heating in tiled areas, wood finish floors and thermostat-controlled heating. Each house has a LCD TV and coal-effect fireplace. A 24-hour emergency call system is linked to the nursing home. The village has its own day care centre that promotes independent living.
