DUBLIN 4 - €2.75M:A 1970s house in Pembroke Lane has undergone a complete transformation to create a pretty home, writes Eoin Lyons.
A 1970s HOUSE at 14 Pembroke Lane, off Raglan Road, has undergone a transformation that's taken it far from its origins.
The four-bedroom house, for which Sherry FitzGerald is asking €2.75 million by private treaty, has 163sq m (1,750sq ft) of living space, with an additional 23sq m (250sq ft) in the attic.
It is owned by a couple with young children who gave the front exterior a facelift, reconfigured the rooms inside and extended to the rear. The result is a very luxurious home.
The decoration throughout was carried out by Harriet's House of Dawson Street. But, as beautifully furnished as it is, what will appeal to potential purchasers is that the house has very good 'bones' and some extremely high quality finishes.
Three separate outdoor spaces should also be a big attraction: there's a south-facing courtyard to the rear, a terrace off the first floor main bedroom and a gravelled area to the front. From the street, high wooden gates provide privacy. There is off-street parking and the exterior façade is modern but with vaguely Regency style windows that hint at the romantic interior.
The entrance hall is larger than one might expect. It has panelled walls, a feature that runs throughout the house, and gives warmth and a sense of age. The colours here also set the tone for what is to come: a soothing palette of creams, mushroom and taupes (by Farrow Ball of course) has been used in each room. The kitchen opens to the left and faces the front of the house. Its decoration is a modern French fantasy with bespoke units, distressed limestone counter tops and Aga.
French doors lead to the front courtyard and a raised patio for alfresco dining. The living and dining room is particularly spacious. This space has a limestone fireplace, sunken seating area and raised dining spot. A great entertaining space, it has concertina doors that open the room to the garden.
At first floor level, there are three bedrooms and a spacious family bathroom. The main bedroom, which was originally two rooms, faces the rear of the house and has a wall of built-in wardrobes and a concealed door leading to a very plush en suite. French doors open from the bedroom to a large terrace with a tranquil view over the houses on Elgin Road.
The other two bedrooms are singles. At the top of the house, the attic has been converted to a space with three roof windows, under-eaves storage and an en suite shower room.
