Dublin 16: from €395,000 Anyone on the look-out for something different could consider a new development on the site of Cloragh Mills, off Edmondstown Road, Rathfarnham, Dublin 16.
Hassett Estate Agents will be taking bookings tomorrow for the first 10 apartments, with a mix of one, two and three-bed apartments and three-bed duplexes available.
A development by Poet and Lectern Properties, the apartments are located on the banks of the River Owendoher, with the old millrace running through the grounds.
Sizes are good and prices commensurate with the location and high standard of finish at Cloragh Mills.
Designer bathroom suites and porcelain and carpeted floors are some of the standard fittings included in the spec.
Prices start at €395,000 for 47sq m (500sq ft) one-bedroom apartments. Two-bed apartments of 70sq m (750sq ft) cost from €550,000 and three-bedroom apartments of 93sq m (1,000sq ft) are priced from €625,000, while three-bedroom duplex units - top-of-the-range - cost from €755,000 for 124sq m (1,250sq ft) of living space.
Building materials to emulate the old mill ruin were used where feasible in the two blocks, giving a timeless look to the exteriors.
The three-storey apartment blocks are stone-fronted, with timber windows framed in re-constituted brick and balconies supported on thick timbers.
Finish is excellent and the apartments are presented ready to move into, with smart Phillipe Starck bathroom ware and Grohe taps. Good quality kitchens come with granite worktops and integrated appliances.
Built-in wardrobes are supplied by specialist company Cawleys. Central heating is gas. Underground car-parking spaces are provided free.
One and two-bedroom apartments come with one car-parking spot, while three-bedroom apartments and duplexes include two car-parking spaces in the price.
Additional spaces can be purchased if required, say the agents.
Apartments in this phase will be ready to move into by mid-summer, according to the developer. A second block, which may be released this weekend if sales are brisk, will be ready by this autumn. Landscaping is part of the attraction of this small development , with a path along the riverbank, lawns and shrubberies.
Annual management fees will be based on a sliding scale, approximately €1,025 to €2,727 depending on apartment size. Earlier projects by Noel Ebbs and Andrew Dempsey of Poet and Lectern include Access House, an office block on Barrow Road.
Viewing starts tomorrow and extends to Saturday.
