Dublin 8: from €340,000 A new block of 40 dual aspect apartments beside the River Liffey in Islandbridge hit the market this week, writes Bernice Harrison

Bellevue, an apartment development in Islandbridge, is on a most unusual and particularly tranquil city site.

It was first developed around six years ago by Liam Carroll's company Danninger with a small cluster of new low rise blocks as well as apartments in the old cut-stone mill.

The site is sandwiched between a park and the river - one of Dublin's secret gems, the War Memorial Gardens, is at the back while the site runs along the Liffey with several of the apartments enjoying very pleasant river views.

Further across is the Phoenix Park.

A new block has now been built in Bellevue with 40 apartments and prices start at €340,000 for one-bedroom units and at €430,000 for two-bedroom units.

A plus for buyers is that they will be buying into a very well-established and beautifully landscaped development.

As well as being surrounded by a vast amount of public green space, Bellevue also has substantial open garden space of its own.

There are other old cut-stone mill buildings on the site and these will be developed in the future, further enhancing the atmospheric mix of old and new.

The architect, O'Mahony Pike, has designed an interesting apartment block with an inner open-air atrium and apartments accessed off gangway-type open-air hallways.

A great advantage of this design is that the apartments are duel aspect and that means all rooms have windows, including kitchens, bathrooms and en suites - something that is a rare commodity these days. Inside, the apartments are fairly standard, with large picture bay windows in the livingrooms, glossy contemporary units in the kitchens and good en suites in the two-bedroom apartments.

They also have a decent-sized hot press and the large apartments have good storage cupboards. The one-bedroom apartments are from 48sq m (515sq ft) while the two-bedroom units have 64-75sq m (680-800sq ft).

Parking is underground and car-parking spaces are extra, expected to be in the region of €30,000 each.
