FAMILIES in the market for a large house with plenty of play space and easy access to the Dart might fall in love with Donard on Kilmore Avenue in Killiney. Located on a quiet back road, but facing the sea, the three-storey five-bedroom house stands on a third of an acre of grounds backing onto the Canadian Embassy land, which is currently for sale.

Savills HOK is asking €3.5 million for Donard, a 302sq m (3,250sq ft) 1880s house with a large workshop to the rear offering potential for additional living space.

The owners, who are relocating to Sweden, have lived here for eight years and have done a lot of upgrading to the property.

A new central heating and hot water system was installed to allow power showers in all the bathrooms, all of which have been refurbished or are brand new. There is a new kitchen and family room combined, while two fine reception rooms lead off the airy hallway with its antique parquet.

The parquet continues through to the diningroom - an impressive room with an open fireplace and a door leading through to the kitchen. Across the hall, the drawingroom is big bright room with a wide bay window and a Victorian style sandstone fireplace.

Upstairs, past a window overlooking the back garden, a wide central landing leads to three bedrooms and a big all-white family bathroom. The main bedroom mirrors the drawingroom below, and has a spacious en suite with French doors leading out to a little balcony that catches the morning sun.

The second floor has two further bedrooms - both large doubles. One of these has its own balcony with far reaching views over Killiney Bay towards Bray Head.

Both these bedrooms share a recently installed bathroom. There is also a good-sized study with a Velux window offering a bird's eye view of the garden.

Outside, the front garden has been transformed with a circular patio and a parking bay for two or three cars. The main lawn, which is actually to the side, slopes up from the house and is fringed by mature trees including a magnificent mimosa which is now in full bloom.

Kilmore Avenue, which leads off Station Road, is almost like a country road as it winds its way up from the sea and out onto Killiney Hill Road at the top.

The Dart is a three-minute walk away while Holy Child Killiney girls school is only slightly further.
