Estate agents and vendors anxiously awaiting the first auction results of the season will be reasonably happy with yesterday's sales. Douglas Newman Good fetched a strong price of €2.8 million under the hammer for a house at 11 Neville Road, Rathgar, which needs refurbishment.
No less than eight conditions of sale were issued for the four-bedroom house which, according to selling agent Pat Mullery, is simply a good house in a good location. Four bidders chased the property in a full auction room - something of a rarity in recent times. The hammer price was €550,000 over the AMV.
Meanwhile buyers are coming out of the woodwork to purchase properties that have been on the market for many months. In Ballsbridge, Sherry FitzGerald has sold a large refurbished house at 152 Merrion Road for a price believed to be close to €4.6 million. The house failed to find a buyer at auction last summer and lingered on the market asking €5 million before being eventually negotiated down to the sale price.
Lisney had a successful day with its auctions yesterday selling three out of four properties - a strike rate not seen generally since last spring. Its top selling property was a three-bedroom period house at Tritonville Road, which made €1.8 million under the hammer, €300,000 over its AMV.

In Dublin 4, a three-bedroom mid-terrace house - 29 Adelaide, Strand Road, Sandymount - sold for region €730,000 through Lisney.
A three-bedroom semi on a large corner site - 48 Hollybrook Park, Bray, Co Wicklow - sold for €542,000 through Sherry FitzGerald.
In country sales, 16.3 acres of agricultural land at Carlingford, Co Louth, sold for €1 million through Gunne Property Dundalk.
In Co Kildare, a four-bedroom bungalow on 0.9 acres - Reeves Cross, Dublin Road, Athy - sold at auction for €900,000 through Bryan O'Doherty.
Elsewhere, a derelict cottage on 0.3 acres with planning permission for a house at Newtown Village, Kilcock, Co Kildare, sold for €349,000 at auction through Property Partners Brady.
Lennox Estates secured close to €2 million by tender for Frank Clarke's Hairdressers on Church Road, Greystones, Co Wicklow.
