Individual office units are to be offered for sale in a new development planned for Sandyford Business Park, in south Dublin. Brendan Walsh estate agents is taking bookings for space in three blocks, which is to be sold at £450 per sq ft off plans.

Ravens Court Office Park will eventually have 60,000 sq ft in a courtyard development with basement parking for most of the 118 car spaces.

The scheme is being developed by Reville, a company associated with Sandyford-based Mercury Holdings plc, and is designed in three main blocks which can be interlinked. The floorplates are designed to allow maximum flexibility in relation to open-plan and cellular office use.

There is continuing strong demand for good quality space in the suburbs, so, with most new office schemes only available for letting, the agents expect strong interest in Ravens Court from investors and owner-occupiers. The plans include a creche in the main building and a restaurant in the circular block in the courtyard. Ravens Court will have frontage on to Blackthorn Road, close to the intersection with Burtonhall Road in the Sandyford Business Park.

There is a number of high-profile occupiers located in the area including Microsoft, Eurologic, AIB Leasing and Panasonic. The scheme is also adjacent to the IDA South County Business Park and the Central Park office scheme, which is under development.

In addition to a £450 per sq ft guide price for the first phase of Ravens Court, parking spaces will cost an additional £17,500. The office sizes start at 2,411 sq ft with a total of 24,458 sq ft over five floors available in the first two blocks. Another block will have a cafe unit of 2,282 sq ft with mezzanine level. Two more blocks will have a total of 8,268 sq ft on three levels with plans to include a creche. Another two buildings will have 17,685 sq ft over four levels.
