A well-located housing site of 7.6 acres at Enniskerry Road, Sandyford, Co Dublin, is expected to make around £1 million an acre when it is sold by tender on November 8th through agents Finnegan Menton.

An action plan recently completed suggests that the land, previously used as a pitch and putt course, should accommodate a high-density development.

The agents say they expect the planners to allow more than 20 houses and apartments per acre.

The fact that the site has more than 650 ft of frontage on to the Enniskerry Road will allow considerable flexibility for the design and layout of the housing scheme. Sandyford has already been targeted by some of Dublin's leading housebuilders following the success of several schemes in recent years.

One of the attractions of the site is that it is within half-a-mile of the Southern Cross Motorway, the final section of the M50 ringroad, due to be completed by 2003. The site is over a mile from Dundrum village and is even closer to Sandyford Industrial Estate, where more than three million sq ft of new office space is under construction, with one development alone, Central Park, expected to generate over 10,000 jobs. The Sandyford site is also convenient to the Luas light rail line, which is due to open in June 2003, with a projected journey time of 20 minutes to the city. Finnegan Menton said it expected strong interest in the site because of the high prices already being obtained for new houses in the area.
