Clontarf: from €625,000: A Clontarf address with sea views from the upper floors will ensure strong interest in the final phase of Redcourt Oaks, an apartment development which goes on show tomorrow at Seafield Road East. Hamilton Osborne King is the selling agent.

All the duplexes and many apartments were sold off plans last year, but show units are on view for the first time now at this well-positioned gated development built in the grounds of a large Edwardian house which has since been sold on.

Some blocks are now occupied and the complex is acquiring a settled look. Forty-three one, two and three-bedroom apartments are for sale at this weekend's launch.

There is just one 46sq m (495sq ft) one-bed apartment for sale for €475,000. In the majority are 77sq m (829 sq ft) two-bedroom apartments priced from €625,000. Three-bedroom apartments of 98sq m (1,055sq ft) cost from €850,000.

Developer Hugh McGreevy & Sons and architect Frank Elmes have opted for a classic traditional look at Redcourt Oaks, in keeping with the bungalows and older houses in the locality.

Redbrick and render exteriors are softened by top floor dormer windows.

Buyers have a choice of two different styles - bright corner units with a partially separate kitchen and a slightly smaller design with open-plan livingroom/diningroom and kitchen.

Finish is good and a number of extras are included in the price.

A typical apartment opens to a good entrance hall with a storage cupboard for coats and the hoover.

Living areas are either completely open-plan or L-shaped with the kitchen around the corner from the seating area.

Most apartments have at least one balcony or terrace. Sittingrooms open to a sit-out balcony in the open-plan designs, while the larger apartments have two small and one large balcony off the living area.

Interiors are well fitted out, with up-to-the-minute high-gloss kitchen units and granite worktops.

Also included is a full range of integrated appliances and cream porcelain floor and wall tiling.

Wall hung fireplaces in chrome and stone have an electric flame-effect fire. Central heating is natural gas.

Bedrooms come with ivory-painted fitted wardrobes, with a good-sized en suite shower off the largest room.

En suites and main bathrooms are fully tiled, have vanity unit sinks, shower screens and unusual wall-hung heated towel rails.

Three-bedroom apartments come with a fully fitted utility room, store room and separate livingroom and kitchen.

The price includes one designated parking space in the underground car park.

The two blocks for sale this weekend are divided internally into three smaller cores, resulting in a small number of apartments on each floor.

Access to the complex is via an electronic gate. This final phase will be ready to move into by late summer this year according to Carolyn Coyle of Hamilton Osborne King.

The annual management charge is expected to be around €1,000 for all apartments.
