Co Wexford/from €230,000: Now that summer has arrived, the notion of having a seaside holiday home seems attractive. Launching this weekend in time for the June bank holiday is Glen Richards Wood, a development of 85 four-bedroom detached houses near the beach at Poulshone, Co Wexford.

Gunne New Homes and Reid Property Group are jointly handling sales at show units, open for viewing over the weekend.

Prices start at €230,000 for 12 houses on offer in this phase. More will be released should this number sell quickly. Sizes range from 112.4-133 sq m (1,210-1,432 sq ft) and there are seven house styles designed by architect Arthur O'Leary.

Completion dates are from the end of 2004 to 2005, according to the selling agents.

The Glen Richards Wood site is about 9 km south of Gorey and down a sandy lane from the beach. There are some local amenities and the nearest sizable village is Riverchapel, less than two miles towards Gorey.

Developer John O'Connor, who is also building at Rookestown, off Thormanby Road in Howth, has employed Rathdrum builders Tom Driver & Son to carry out the construction work at Poulshone.

The houses come with low maintenance exteriors, seeded gardens and private driveways. Oil-fired central heating will be installed and some houses have fireplaces.

Kitchens are of a contemporary design, without appliances, and door fittings are brass.

Doors open to the garden from the living area. Upstairs floors are tongue and groove, ready for sanding. An allowance of €600 is provided for wardrobes.

The annual charge for maintenance of the development has not yet been decided.
