Tallaght: from €300,000A new phase of 60 apartments in a Section 23 tax-break scheme in Tallaght goes on sale today with Hooke & MacDonald.
Tallaght Cross is a €200 million development by Danninger beside Tallaght Town Centre, with the Luas at its front entrance. Show units open for viewing at noon.
Prices start at €300,000 for one-bedroom apartments of 43-59sq m (465-635sq ft). Two-beds with 67-84sq m (720-900sq ft) of space start at €370,000. Completions are scheduled from spring 2007 on.
Around 1,000 residential units are expected to be in place by the time Tallaght Cross is completed, with 600 apartments in the section currently on sale. Apartments begin at first floor level and are entered via an inner courtyard. The ground floor will be occupied by retail units, with a new Marks & Spencer store as the key tenant.
Tax relief at 85 per cent of the purchase price is available, to be set against all rental income in the Republic. The expected phasing-out of this tax benefit contributed to strong sales when phase one of Tallaght Cross was launched last month. It's a good rental location, with Tallaght Hospital, the institute of technology and numerous businesses in the locality.
O'Mahony Pike architects designed the buildings with a variety of claddings, including brick, Portuguese stone and coloured render. Apartments will have fitted-out bathrooms, with white sanitary ware, granite vanity units and tiling. Cream gloss kitchen units come without appliances, but wardrobes are included in the bedrooms. Most apartments will have sit-out balconies, some with mountain and city views.
Parking is not part of the package at Tallaght Cross. Residents may be able to make a separate arrangement with Q Park, which will manage the shoppers' car-park, say the selling agent. A crèche is also planned for the site. Elevated gardens will link in with the residential element of the buildings at first floor level upwards.
Previous developments by Danninger include The Gasworks on Barrow Street, Dublin 4 and Loreto Abbey in Rathfarnham. Completions at Tallaght Cross are scheduled for next spring onwards.
