Co Wicklow/from €385,000: A new release of three and four-bedroom semis at Delgany Wood will please those who missed out on earlier phases of this well-landscaped scheme. Kate McMorrow reports.

Joint agents Sherry FitzGerald New Homes and Jackson-Stops are opening showhouses this weekend to coincide with the launch of a further 45 houses. Prices start at €385,000 for 81 sq m (880 sq ft) three-bedroom semi-detached houses. Four-bedroom semis with 106-114 sq m (1,150-1,230 sq ft) of living space cost from €415,000 to €435,000.

Over 100 houses have been sold to date on this attractive development, which is located next to the primary school on the road to Killincarrig and Greystones. The majority of buyers are couples and young families who grew up in the Greystones/Delgany area and are aware of the advantages of this great family location. Some downsizers have also bought.

Designed by architect P W Lane & Associates, the site is deceptively large, running deep into the development, with small cul-de-sacs of 16 to 18 houses off a curved spine avenue. The density is low and substantial green areas are either wooded or covered with gorse in full bloom.

Good gardens are standard with this development, with the smallest back garden 10 metres long. Tall fencing on concrete plinths provides good privacy. Viewers will be impressed by the mature look of earlier phases close to the entrance, where residents have moved in.

These are traditional semi-detached houses with good front gardens, a scarce commodity these days. Exteriors are three-quarters rustic brick with timbered eaves and porches. Good front gardens will be levelled and seeded. Front doors are fitted with leaded glass panels.

The showhouse interiors are decorated in shades of cream and white, creating a sense of space and light. The sittingroom to the front includes a fireplace with gas flame-effect inset - a good saving for buyers as allowances rarely stretch to a decent fireplace.

Double doors with leaded glass panels open to a large open-plan kitchen/diningroom which spans the rear of the house. The high specification at Delgany Wood is most noticeable in the accessories, particularly in the kitchens and bathrooms, where designs are up-to-the-minute, sanitary ware is good quality and tiling is impressive.

It took some time for developer Avmark, an offshoot of Townpark Estates, to achieve planning permission for this large site, which will have 250 units when completed.

Existing wooded areas have been retained and enhanced by additional landscaping, which progresses with each phase of Delgany Wood. Cycle lanes are in place on the main avenue. The houses in this phase are on a raised site, with good views of the surrounding hills.

Houses bought this weekend will be ready to move into by the end of the year. Viewing is today, Friday, and over the weekend.
