A small period house, The Old Rectory, at Beauparc, Co Meath, has been sold at auction for £760,0000 - £405,000 more than it made two years ago. The selling price again underlines the strong demand for period homes within commuting distance of Dublin. Ganly Walters had been quoting a guide price of £525,000-plus for the seven-bedroom house, which was built 200 years ago by the Church of Ireland.
Bidding at the auction opened at £450,000 and with four parties chasing the house, it was declared on the market by Robert Ganly at £750,000. The Old Rectory was extensively remodelled and upgraded in 1992 and was further improved last year.
It has three reception rooms and a kitchen/diningroom on the ground floor, opening out on to a patio at the rear. The house has grounds of 3.5 acres, including a staff house and two loose boxes.
Meanwhile, in the Dublin area, Orchard Court, a four-bedroom house on 0.25 acres at Ballinclea Road, Killiney, was withdrawn by Lisney, which is quoting £650,000.
A four-bedroom bungalow at 1 Sandycove East Lane, Sandycove, was withdrawn by Jackson-Stops McCabe, which is quoting £550,000.
In Dun Laoghaire, 11 Eblana Avenue, a double fronted house in four units, was sold at a Sherry FitzGerald auction for £355,000.
Lisney is seeking £795,000 for a five-bedroom detached house on an acre Quarry House, at Quarry Road, Rathmichael, following its withdrawal from auction.
A four-bedroom detached house at 12 Seafield, Corbawn Lane, Shankill, made £350,000 through Sherry FitzGerald.
In Blackrock, 37 Granville Park, a four-bedroom detached house, was sold at auction for £950,000 by Hamilton Osborne King.
Also in Blackrock, 27 Ardagh Avenue, a three-bedroom bungalow, was sold at auction for £267,500 through Terry Halpenny.
In Booterstown, a two-bedroom house at 3 The Stables, St Helens Wood, was sold at a Gunne auction for £250,000.
A three-bedroom bungalow at 20 Redesdale Road, Mount Merrion, made £340,000 through Lisney.

Sherry FitzGerald secured £1.4 million at auction for Woodlawn, a four-bedroom detached house on 0.5 acres at 63 Lansdowne Road.
A three-bedroom landmark house, Belville Cottage, on Stillorgan Road, Donnybrook, was sold at auction for £900,000 through Finnegan Menton. Also in Donnybrook, 138 Stillorgan Road, a four-bedroom semi-detached house, was sold prior to auction for over the guide price of £425,000 by O'Mahony Auctioneers.
A four-bedroom mid-terrace house at 9 Pearse Square, Dublin 2, was sold at a Lisney auction for £300,000.
A three-bedroom mid-terrace house at 16 Albert Place East, Dublin 2, was sold at auction for £385,000 through Douglas Newman Good.
Off Grattan Street, in Dublin 2, a three-bedroom end of terrace house at 7 Grattan Place, was sold at auction for £230,000 through Douglas Newman Good.

In Rathgar, 67 Kenilworth Square, a two-storey over garden level six/seven-bedroom period house on a corner site, was sold at auction for £650,000 through Lisney.
A three-bedroom two-storey over garden level period house at 70 Frankfort Avenue, Rathgar, was sold at a Hamilton Osborne King auction for £575,000. At 3 Rathgar Place, a three-bedroom mews house was sold at auction for £360,000 by Sherry FitzGerald.
A four-bedroom house at 6 Brighton Road was withdrawn and is under negotiation through Douglas Newman Good. In Rathmines, 48 Leinster Road, a six-bedroom end of terrace house, was withdrawn by Sherry FitzGerald, which sold it later for £790,000.
Nearby at 151 Leinster Road, a three-bedroom house and mews was auctioned in two lots through Ganly Walters. The house was withdrawn and is now quoting £520,000 while the entire comprising, house and mews was withdrawn. The quoting price is now about £900,000.
Also in Rathmines, 66 Cowper Road, a four-bedroom semi-detached house was withdrawn and sold later for over the guide price of £520,000 by Sherry FitzGerald.
Near Harold's Cross, 1 Clareville Road, a four-bedroom end of terrace house, was withdrawn and sold later for over £300,000 by Douglas Newman Good.
In Ranelagh, 29 Upper Beechwood Avenue, a three-bedroom Victorian house, was withdrawn by Gunne, which is quoting £475,000.
A two-bedroom mid-terrace house at 34 Mount Pleasant Terrace, Ranelagh, was sold at a Sherry FitzGerald auction for £191,000.
In Terenure, Herman White is seeking £299,000 for 13 Parkmore Drive, a three-bedroom semi-detached house, following its withdrawal from auction.
Douglas Newman Good is seeking £350,000 for Walworth House, 12 Walworth Road, Portobello, Dublin 8, a three-bedroom corner house, after it failed to sell at auction.
A house arranged in four one-bedroom apartments at 48 Inchicore Road was withdrawn by Douglas Newman Good, which is quoting £280,000.

A three-bedroom bungalow, Lislea, at Flemingstown Park, Churchtown, Dublin 14, was sold prior to auction for about £300,000.
Elsewhere in Churchtown, 14 Whitebarn Road, a three-bedroom bungalow, was withdrawn by Sherry FitzGerald, which is quoting £290,000.
Also in Dublin 14, Belclare, a two-bedroom cottage at 17 Millmount Terrace, Dundrum Road, was withdrawn at £155,000 and sold later for a higher price through Lisney.
