ONE of the most pivotal development sites in the Dublin docklands goes on the market today when Dunloe Ewart plc launches a marketing campaign for four acres at Sir John Rogerson's Quay. Joint agents Harrington Bannon and French Estates have put a value of over £50 million on the site, which has water on three sides. It has uninterrupted views over Dublin Bay because of its superb location between the Grand Canal Docks and the River Liffey.

Dunloe Ewart is seeking offers either for an outright sale or for a purchase subject to planning permission for the current scheme. It will also entertain proposals for a joint venture. The land has been specifically identified in the Grand Canal Docks Draft Action Area Plan for a "high landmark building". The plan envisages a land use mix of 40 per cent commercial and 60 per cent residential. Alternatively, it suggests a minimum of 40 per cent residential and 30 per cent commercial with the remaining 30 per cent variable.

Dunloe Ewart is awaiting planning for 231 apartments, almost 300,000 sq ft of offices, 34,745 sq ft of retail and restaurants and 448 car-parking spaces.

It is thought the site will appeal both to Irish and UK developers. According to Thomas Carthy of Harrington Bannon, the site will soon be able to benefit from the "fast track" Section 25 procedure once the Draft Area Action Plan is ratified by the Minister for the Environment.
