Fully-serviced development sites for industrial properties and business space at a well-located site in Co Kildare have gone on the market with guide prices of approximately £250,000 an acre depending on site sizes and location. The 93-acre Great Connell Business Park is located on the edge of Newbridge, a growing town in Ireland's famous bloodstock region with excellent communications, schools, shops and leisure facilities.
The park was launched formally last weekend by the Minister for Finance, Charlie McCreevy. Already completed is the first building in the business park - a 300,000 sq ft facility on 20 acres which is the Irish distribution centre for the expanding chain of Lidl discount food stores. Lidl's decision to locate its state-of-the-art centre at Great Connell underlines the convenience of the Park's location, beside the M7 motorway between Dublin and the south. As well as the motorway, Newbridge is served by the Arrow suburban rail service to Dublin and mainline rail services to the South and West.
The remaining 70 acres of the business park are now available to occupiers interested in building their own facilities. The park is zoned industrial in the Newbridge Development Plan and has a management company to ensure maintenance, security and upkeep. According to the agents, Jones Lang LaSalle and Jordan Town and Country, there is an obvious advantage for companies to look at locations like Great Connell Business Park which have all the advantages of an established urban centre.
