Dublin 4/€2m: Solid and deceptively spacious, houses in Pembroke Park off Clyde Road are in great demand with families looking for a quiet location close to the city centre.

St Ursula's, 13 Pembroke Park is a 279 sq m (3,000 sq ft) Edwardian semi, with six bedrooms. Jackson-Stops is expecting it to achieve €2 million at auction on September 21st. The house next door fetched €2.435 million at a Lisney auction earlier in the year, so the €2 million guide may be on the low side.

The front door opens to a large square-shaped entrance hall with chequered red tile floor. An oak-topped staircase climbs to the various upper levels.

To the left are two gracious reception rooms with matching white marble fireplaces. Proportions are good and coving and centre roses are in perfect order. There is a curved bay window at the sittingroom end and French doors to the garden from the diningroom.

At the end of a long inner hall is a guest toilet and door to the kitchen/breakfastroom, which is L-shaped and cosy. Kitchen units and worktops were made from reclaimed pine shutters and the floor is laid with quarry tiles. Like many on the avenue, the garden is modest in size, but well laid out.

On the first floor return, a small double bedroom has a pretty flowery fireplace. Next door is a large family bathroom with patterned stained glass windows. An old-fashioned bath with brass taps has reclaimed shutter side panels and there is a separate step-in shower.

With so many bedrooms, the owners have chosen to use a large back bedroom on the first floor as a family sittingroom / study. This has a cast-iron fireplace with antique flowery tiles. Facing front is the main bedroom, a bright room with a period fireplace and a bay window. Another double bedroom includes a cast-iron fireplace.

On the second return is a terrific two-room suite which teenage children will fight over. A sittingroom with open fireplace and space for a couple of sofas leads into a double bedroom. Further up on the top landing is bedroom six, an attic room which could be enlarged.

The railed garden to the front is laid with lawn. A path winds round to the back garden, which has pedestrian access to Morehampton Lane.
