THE owners of the Courtyard Shopping Centre, Letterkenny, Co Donegal, are inviting offers for six shops in the centre, which are currently producing £150,000. The buyer can claim accelerated capital allowances of 85 per cent of the purchase price because the centre is located in a tax designated area. 54 per cent of the allowances can be claimed in the current tax year and the balance at 4 per cent per annum. Paul Reynolds of selling agents Paul Reynolds and Co says that because of the limited number of retail units available in tax designated areas, the yield was expected to be between 7 and 7.5 per cent.
The centre is anchored by Bhs department store and Super Value food market.
Paul Reynolds, his brother, Joe, and building contractor Michael Hegarty recently bought out Guardian Property's 35 per cent stake in the centre for more than £3 million.
