Designed by architects Anthony Reddy & Associates, the grounds of Millrace encompass the ruin of Swiftbrook Mill. This former Clondalkin Paper Mills site was originally the residence of the family of Dean Jonathan Swift.
Existing parkland is to be preserved and new planting and water features added to the site.Millrace is practically in the centre of the village and bounded by tall sycamores.
Architecture is contemporary, with unadorned squared-off lines softened by the use of red brick and decking. The development will have 325 residential units when completed.
A typical two-bedroom apartment from €242,000 has an entrance hall leading to a sittingroom with kitchen off. Two large windows allow good natural light. The largest bedroom has an unusual angled bay window and wardrobes are fitted in both rooms.
Townhouses have small front terraces, town-sized fenced back gardens and a decked balcony off the main bedroom. Kitchens are ivory Shaker-style with cream mosaic wall tiling. Smart blond wood fireplaces are also standard. Downstairs toilets are wheelchair friendly and provide enough space to hang coats.
Upstairs, there are either two double bedrooms or two doubles and one single room which could be used as a study. Three-bedroom duplexes with lots of windows have two large decked balconies off the sittingroom.
Top of the range at Millrace are four-bedroom townhouses with 148 sq m (1,600 sq ft) of living space. Potential buyers will like the flexibility of the accommodation in these houses. There is a study/television room on the ground floor at the front and an open plan kitchen-cum-diningroom-cum-family room spanning the back. Doors open from here to the back garden. On the first floor at the back is a large formal sittingroom with fireplace which could be a fifth bedroom. Across the landing is a double bedroom with en suite shower and the family bathroom.
The top floor has three further bedrooms, one a double with en suite shower, another double and a good single room.
