Ranelagh: from €310,000: Apartments coming on the market in Dublin 6 are rare enough to cause a stir when a new scheme is announced. Douglas Newman Good is this week launching Belgrave Court, a single block of apartments on Mount Pleasant Avenue, off Belgrave Square in the heart of Ranelagh.

Prices start at €310,000 for 21 one-bedroom units of 35 sq m (380 sq ft). Just three two-bedroom apartments of 44.5 sq m (480 sq ft) cost from €360,000. These are somewhat on the small side, but the excellent location should overcome this drawback.

Originally built by P V Doyle, the block has been completely revamped by the current owner and the 24 units are fitted out to a very high standard. A mix of owner-occupier and investors are expected to be in the running for this small exclusive development. Ceilings are coved, kitchens are to a high specification, with cream-painted Shaker-style units and tiled splashbacks. Bathrooms come fully tiled in blue and white. An electric flame-effect fire is fitted in the sittingrooms, which are open-plan to the kitchen and dining area. Heating is electric.

The grounds are landscaped, with a courtyard and barbecue area for residents. An intercom system has been installed. Annual management fees are not expected to exceed €1,000. The block is ready to move into as soon as paperwork is completed. Viewing is by appointment with Douglas Newman Good.
