SANCTA MARIA, a nine-bedroom/ 10 bathroom house on Cunningham Road in Dalkey has been sold, after nearly 12 months on the market.
The refurbished house, which stands on .6 acres, was launched on last autumn at €6.5 million, but the price was cut to €4.8 million in April. The eventual selling price was believed to have been closer to €4.5 million. Sherry FitzGerald, which sold the property, is restricted from revealing the price because house prices are covered under the Data Protection Act.
Elsewhere, Sherry FitzGerald, Lisney and Douglas Newman Good report steady sales throughout July, with several properties that had been on the market for a year or more finally finding buyers. Meanwhile, in Co Wexford, Kehoe & Associates is having a good run selling thatched cottages under the hammer. The latest, a picture-postcard house at Coddstown Great, sold for €180,000 at auction.
There were three bidders according to auctioneer Colum Murphy, who said “it was the third thatched property we have sold in the last six weeks. All three sold under the hammer. It is a sure sign that the right property, with the correct valuation and the proper marketing, will attract a high volume of enquiries and can be sold. We had upwards of 30 viewers,” he added, “which is demonstrates that there are plenty of buyers out there’.
