Solus Park Business Centre will provide local business with an alternative to Sandyford, according to Frank O'Grady of Harper O'Grady, joint agents with Palmer McCormack for the scheme.

Construction is due to begin on the business centre, situated on the southern side of Woodbrook Glen in Co Dublin - about half a mile north of Bray town centre in Co Wicklow. It has an expected completion date of autumn 2002.

The 75,000 sq ft development is on the site of the former Solus light bulb works and is being developed by Sequel Properties.

Designed by architect John Fleming, individual own-door buildings will vary in size from 3,200 sq ft to 15,000 sq ft and are laid out over three levels, along with a top level mezzanine.

The agents say there is scope for extending office space, subject to approval, by incorporating part or all of the adjoining buildings.

Buildings will be available to rent at around £18 (22.86) per sq ft, or to buy - from £950,000 (1.2 million) for a 4,365 sq ft building to over £3 million (3.8m) for a 14,865 sq ft unit.

The scheme will have a three-block terraced layout around a central, landscaped courtyard.

Parking is at basement level and buildings are heated by gas-fired hot water systems.

Specifications include metal standing seam roofing, double-glazed aluminium windows, hardwood external doors, suspended acoustic ceilings with recessed lighting and provision for air conditioning.

The M11 motorway junction is a quarter of a mile to the west, and the Dart service at Bray is a mile to the south.

The imminent implementation of the Bray Area Action Plan is expected to provide direct pedestrian and vehicular access to Bray DART and the seafront, via a new road through the town.

"It will be part of the growth in the greater Bray area and will provide an alternative to Sandyford. This is helped by its convenience to the DART station, which will cut down on the numbers having to use the Stillorgan Road," Frank O'Grady says.
