Dalkey: €4.85m Three spacious homes - two in Dalkey and one in Dún Laoghaire - have some of the best seaside views available along the east coast

Perched high above the Vico Bathing Place on the Vico Road in Dalkey is Hawk Cliff - a two-storey house with sublime views of Killiney Bay - which has an AMV of €4.85 million prior to auction through Lisney on May 25th. The four-bed house, a rental for the last decade or so, is bigger than it looks with just under 320sq m (3,444sq ft).

A steep driveway descends from Vico Road, with plenty of parking in front. The Dart rumbles by directly below the house. With its angular balcony and port hole windows, the 1950s house has the look of a cruise liner.

Steps lead up to the front door, and inside, the eye is immediately drawn to the view through the tall windows of the interconnecting reception rooms spanning the front of the house. The main bedroom at this level also has the floor-to-ceiling view, along with walk-in dressing rooms and a bathroom with a Jacuzzi in front of a big window looking out to sea. A third reception room at this level could be a bedroom, study or playroom. The big airy kitchen has a cream-painted units. Beyond is the utility room which has a door to the back garden - no more than a strip of ground running down from the road. Downstairs, two of the three bedrooms have doors to a decked terrace. One is en suite and there is a family bathroom. Some refurbishment is needed at this level. There are a couple of store rooms, including a large cellar.

Dalkey: €4.24m Roxborough House, a pretty semi-detached seaside house with direct access to the shore on fashionable Coliemore Road in Dalkey, carries an AMV of €4.24 million prior to auction on June 1st.

Overlooking Dalkey Island, and next door to movie maker Jim Sheridan, the blue-shuttered house is two-storey to the front, but three-storey on the seaside, with a total floor area of 322sq m (3,468sq ft). There's a large open terrace at the side of the house.

The layout consists of a drawingroom on either side of the hall, both of which open into a very large living space at the back with enormous windows, polished floor and internal balcony.

The two drawingrooms are more traditional with windows looking to the front and period marble fireplaces. One can be closed off with concertina wooden doors while the other has an arch leading to the back room. A door leads out to a sun balcony and another to the first bedroom suite with en suite bathroom.

This layout is repeated downstairs with kitchen and diningroom leading back to a split-level living area with picture windows and double doors leading down to the terrace. The kitchen on the left side of the passage is fitted with a white Aga and pale green painted wooden fitted units, and island unit with polished granite worktops and an arch through to a livingroom at the back. The diningroom on the other side of the hall has a marble fireplace and fitted shelves and also opens through an arch into the back living space. There is another bedroom suite at this level and upstairs a further one, this time consisting of a bedroom, bathroom, dressingroom, sitting area and, up a few stairs, a little study looking out over the bay.

A garage and store room are necessary for the boat you'll want to have in this location. There is also off-street car-parking for a couple of cars.

Dun Laoghaire: €2m With the boats of Dún Laoghaire harbour spread out below its prow-like roof terrace, a duplex penthouse apartment at the Anchorage development is sure to appeal to well-heeled sailors.

The three-bedroom apartment, number 58, carries an AMV of €2 million prior to auction on June 1st through Finnegan Menton. Resales are rare in this 10-year-old block which sits on the site of the old Crawfords garage and is distinguished by its big roof gardens.

Number 58 has 186sq m (2,000sq ft) of living space with a further 195sq m (2,100sq ft) of outdoor terraces. It comes with two parking spaces in the underground car-park.

There is private access from the lift which opens into a hall leading directly to the roof terrace through floor-to-ceiling doors. A large livingroom with windows on three sides, eat-in kitchen and a bedroom with shower room nearby are all at this level, with two bedrooms on the next floor down.
