Dun Laoghaire: €1.1mRose Cottage, a three-bedroom villa at 4 Martello Avenue in Dún Laoghaire, Co Dublin has seen a good many changes since it was last on the market six years ago.

The double-fronted house has been thoroughly renovated for a young family and has a flexible layout with a surprising 154sq m (1,660sq ft) of living space. There are architects' plans to make further, dramatic changes to the back of the house. However, the owners are now relocating to Greystones and have placed the house on the market with Wyse & Co. The AMV is €€1.1 million prior to auction on September 14th.

Martello Avenue is a cul-de-sac hidden away off Summerhill Road, within a stone's throw of the Sandycove Dart station. The cul-de-sac ends with a flight of steps down to the metals, the walkway alongside the railway line and it's a five-minute walk past the Peoples Park to the cafés at the Pavilion in Dún Laoghaire.

The avenue is rather narrow, with pay and display car-parking along one side. Rose Cottage has off-street car-parking for two cars and some garden left over at the front to compensate for the fact that there is just a minuscule patio at the back of the house and an internal courtyard between the livingroom and diningroom.

Inside, there's a pretty yellow-painted livingroom with a white marble fireplace on one side of the hall, and two double bedrooms on the other side. Steps lead down to a terrific family room complete with wood-burning stove.

Off this room is an attractive bathroom with a stand-alone bath. The family room leads through to the kitchen which in turn has steps leading up to a good-sized dining area leading to the small courtyard that connects it to the livingroom.

There is also access via the diningroom to what was the garage, though the access from outside has been blocked up. The owners had planned to open up this lean-to space to create a back garden. A utility room is tucked away to one side of it.

On the other side of the kitchen is a study where a door leads to a really tiny, flower filled patio. The main bedroom is another surprise. Upstairs from the main hallway, it's a large room with a spiral staircase leading to the roof where they may be some potential to extend and take advantage of the sea view. Beyond the bedroom is a fine en suite shower room.

There's plenty of space for new owners to play with and the potential, along with the very convenient location, should ensure good interest in the run up to auction.
