Crampton-built houses in Clonskeagh, Dublin 14, have become hugely popular in recent years with a handful of houses coming on the market every year and all achieving very high prices. New on the market is 32 Whitebeam Road, a tastefully-presented three-bedroom terraced house. It goes to auction next month through Sherry FitzGerald, which is guiding £390,000.

The last house to sell on Whitebeam Road was a four-bed detached house with a quarter-acre garden. It made £615,000 at auction last March. House sizes within the estate vary in terms of size and type and the terraced houses are the smaller ones. To the front of the redbrick ivy-clad exterior is a good-sized lawn and a curved boundary wall. All the downstairs flooring is original stripped pine and the soft cream and white colour scheme throughout the house creates a feeling of space. Deep ceiling coving, sturdy timber window frames and brass fittings are classic Crampton features. The original brass servants' bells are still in working order in all the rooms. The bay-windowed sittingroom has full-width doors opening into the diningroom, which in turn has French doors to a patio.

The kitchen is the only room the owners have significantly altered. This has been extended to include a large family dining area with floor-to-ceiling windows overlooking the back garden. There is a good selection of white cupboards, recessed lighting and a new maple floor.

Off the hall there is an old-fashioned coats cupboard. Light comes from the stained-glass window in the hall door, side windows and two windows on the landing.

Upstairs, there are two doubles and one single bedroom and a family bathroom. The two double bedrooms have fitted wardrobes and the smallest bedroom houses the gas central heating boiler, which has been cleverly boxed-in with a range of matching bookshelves.

The bathroom has been given a stylish revamp with fitted pine cupboards and white Italian floor and wall tiles. The gardens are almost rural in their seclusion and have a good selection of shrubs and perennials.

The lawn at the back is two-tiered, with the lower end sloping down to a couple of very large oak trees. There is rear access to the Dodder Park.
