Dublin 15 from €355,000: Houses are a scarce commodity in the new homes market, so strong interest can be expected in a new launch this week in Dublin 15.

Prices are also keen, with the smallest two-bedroom house costing €355,000. Two-, three- and four-bedroom houses are on offer and show houses are open for viewing.

Castlegrange in Castaheany is a joint project by EP Lynam and La Vista, both members of the Lynam family. Sherry FitzGerald New Homes and Douglas Newman Good are each handling part of the scheme in a co-ordinated launch.

Both house-types are similar, with either red or gold brick exteriors and a slightly different interior spec. Both house types are pleasingly traditional in style, with decorative brickwork, porches and solid wood front doors.

Prices start at €355,000 for good-sized, two-bedroom townhouses of 75sq m (807sq ft). Three-bedroom houses of 96sq m (1,018sq ft) cost from €399,000. Three-storey four-bedroom townhouses are priced from €475,000.

Energy efficiency is emphasised, with low 'E' window glass and low energy, high-output central heating boilers.

Cool features that will impress include wiring for multi-room entertainment, very smart kitchens and ceiling downlighters. Utility rooms, fitted wardrobes and fireplaces are also included and central heating is gas.

The EP Lynam showhouse has a fashionable vanilla gloss kitchen with walnut-look worktops and also cream splashback tiling.

In the La Vista house, kitchens are solid walnut with cream laminate worktops, while four-bedroom houses are upgraded to stone worktops. A large storage room on the top floor is a bonus in the four-bedroom houses. As with most traditional houses, there is a private back garden with decking and a seeded lawn. Front patches have ample parking space.

Castaheany is close to Ongar Village and can be accessed via Clonee and Hansfield Road. Blanchardstown is nearby and there are neighbourhood shops, a supermarket and restaurants at Ongar. Train stations with services to the city are a short drive at Coolmine and Clonsilla. Completions for this first phase at Castlegrange are scheduled from this summer onwards. Showhouses will be open on Saturday and Sunday next from 2pm.
