Two-bedroom starter units are among the houses on show this weekend in the final phase of Ballydowd Manor, a well-matured development at Lucan, Co Dublin.

Completion dates are from spring onwards, according to the joint agents, Leahy Property Consultants and Kieran Brady & Associates. There are eight two-bedroom mid-terraced houses for sale from £121,500 and a further 14, with a later completion date, carry price tags of £123,500.

There are also 14 three-bedroom end-terraced houses costing from £143,950.

The 780 sq ft two-bed units have an attractive rustic brick and rendered exterior with a good, deep porch.

There is a narrow entrance hallway, with the kitchen, unusually, to the front of the house. It has a good range of units and just enough room for a small breakfast table.

The sittingroom at the end of the hallway is good-sized, and has pine French doors to the back garden. A timber fireplace is a standard feature and there is a useful large storage cupboard. The two bedrooms upstairs are both double, with fitted wardrobes and there is a skylight to give light to the bathroom. Wall tiling is also standard.

Three-bedroom end-terrace houses have 1,000 sq ft and are priced from £143,950. These have a wider hallway and a more traditional layout, with the sittingroom to the front of the house. The timber and slate fireplace is standard.

Double doors lead to a spacious kitchen/diningroom. The kitchen units are oak-type and there is an extra telephone point. Glazed doors lead out to the garden from the dining end. There is a small cupboard under the stairs.

Upstairs are two double bedrooms and one single (all with wardrobes) and the main bedroom has a large en suite. The gardens, which are fenced, will be levelled and seeded. The two-bedroom houses have sittingrooms to the rear. A courtyard garden would be a particularly attractive feature.

The Ballydowd Manor development has been under way for 18 months and most of the houses in previous phases are occupied. A mix of houses and bungalows creates a welcome lack of uniformity on the scheme.

The location - in the old parish area of Lucan within walking distance of the village centre - will appeal to many purchasers. A new national school is planned in the neighbourhood and Willsbrook Park is close by for recreation.

Developer Hugh McGreevy has previously built Elmwood in Esker Park, Lucan, St Brigid's in Killester and Ashgrove in Raheny.
