There's a chance that the ex-corporation houses at Beech Hill will appreciate. If money is no object, go for Pembroke Park, Mount Eden Road, Brendan Road, Morehampton Road, Auburn Avenue or the Belmont area - substantial redbricks with good gardens. An Auburn Avenue three-bed mid-terrace redbrick went in the early £500,000s recently.

Marlborough Road has made great changes from flatland into residential, so this road, locationwise, is excellent. Victoria Road has lovely stylish houses, not too big. Little comes up for sale in Brendan's, Arranmore and Argyle Roads.

If I was a young person, I'd be looking at any of the little terraces that would suit my lifestyle, with a bit of charm. No gardens, but the park is at your front door. Home Villas, Morehampton Terrace, Pembroke Cottages, Eglinton Terrace. The location is superb.

Eglinton Park off Eglinton Road is a nice cul-de-sac of three and four-bed semis. Also off Belmont Avenue, you can find three-bed pre-War solid houses with bay windows in quiet cul-de-sacs. Morehampton Road houses are set well back from the road. Some, not all, are Crampton houses. Argyle is beautiful - a paradise of a road.

If you're buying an apartment, there is still reasonable value to be got in expensive locations. Marlborough Road, Pembroke, Morehampton Road, Belmont are all top class areas and very sought-after.

I would buy in Home Villas, an extension of Auburn Avenue tucked away from traffic off the main road. There is an entrance to Herbert Park at the end of the road. Over the back wall, Brendan and Argyle houses are in the £1 million-plus bracket, so you're in good company.
