The final 20 apartments and penthouses at The Ramparts, one of the most striking new apartment developments in South Dublin, go on sale this week. Selling agents Hooke and MacDonald expect keen interest in the Loughlinstown development following the fast sale of the first 80 apartments earlier this year.
Located just south of Cabinteely Village and Foxrock in a mature and much-sought after residential area, the five-storey building was designed by Rowe & Associates Architects.
Most of the 20 apartments available in this final phase are two-beds. There are two one-bedroom and three three-bedroom penthouses available also.
Accommodation at The Ramparts is more spacious than the average apartment. The one-beds range in size from 560 to 625 sq ft, the two-beds vary from 830 to 900 sq ft while the three-bedroom penthouses are 1,340 sq ft.
Prices for the one-beds are from £149,950 (€190,397) and from £175,000 (€222,204) to £230,000 (€292,040) for the two-beds. The three-bedroom duplex penthouse units are from £385,000 (€488,849).
All apartments have large sun terraces and the penthouse terraces range from 400 to 1,000 sq ft in size. The views from the apartments are of the Sugarloaf and Dublin mountains.
Developed by Arborlane Ltd, the location of The Ramparts is a major selling factor. It is within eight miles of the city centre and two miles west of D·n Laoghaire, directly adjoining the Druid Valley residential development. There are plenty of leisure and shopping amenities in the area.
The apartment building itself has attracted quite an amount of interest. The building forms an arc that fronts on to a circular landscaped garden feature and is very modern in design.
The entrance foyer is dramatic with a 15 m high glazed wall overlooked internally from each floor, almost like an atrium.
The apartments are finished to a high standard. Features include a Shaker-style kitchen with wall tiling standard, fitted wardrobes in all bedrooms, fire surround to most living-diningrooms and apartments have Gold Shield electric low cost heating with dual immersion water heating.
Parking is underground and there are electronically controlled gates to the car-park.
