Apartments rarely come up for sale in Herbert Park Lane in Ballsbridge, Dublin 4, which was built by Sheelin McSharry on the five-acre former Johnson Mooney and O'Brien site in the mid-1990s.

Originally two one-bed apartments, Number 53/54 The Cedars was remodelled by Oppermann Associates architects as a sleek and stylish two-bed comprising 1,400 sq ft. When the development was first launched, one bedroom apartments sold for around £50,000 (#63,486).

This fifth-floor unit is now for sale by private treaty for £800,000 (#1.01m) through Hamilton Osborne King. It was withdrawn from auction in March when it had a guide price of £750,000 (#952,300). In June last year Number 38/ 39 the Oaks, a three-bedroom apartment in the development, fetched £1 million (#1.26m) at auction through Gunne.

Many of the larger apartments were kept as investments by the developers, so it is rare that one of this size comes on the market. It may be of interest to those scaling down from a large period house in the area or to a business person looking for a base in the city.

With underground parking and views of Herbert Park, the Cedars is entered from Anglesea Road. It has an entrance hall with a tinted glass block wall, a diningroom and a spacious drawingroom with recessed lighting, a bow-fronted fireplace with stainless steel surround and a French door opening onto a balcony.
