The project will incorporate a 58-bedroom hotel, restaurant, Nick Faldo-designed golf course and clubhouse. Fifty houses will be set in the original gardens and a courtyard will incorporate contemporary three and four-bedroom townhouses.
The estate is located outside Mohill, 8kms off the N4 close to Dromod train station. Last year, 69 houses sold out during an off-plans launch. Showhouses are opening this week to coincide with a further 50 houses going on the market.
Prices start at €360,000 for three-bedroom houses in a variety of styles, both terraced and semi-detached. Sizes range from 110-120sq m (1,190-1,295 sq ft). Four-bedroom houses of 120-143sq m (1,295-1,545sq ft) cost from €435,000.
Tax benefits under the Rural Renewal tax incentive scheme allow investors to set construction costs against all rental income. Owner-occupiers can claim relief against all income, including PAYE. Owners may become members of the golf club with no entry fee, subject to approval. Houses will have a direct dial facility to the hotel.
Building work has started and the first courtyard of houses will be ready to move into from February next year, according to the agents.
