Ballymun: from €285,000:New phases at two apartment schemes in Ballymun have come to the market with valuable tax breaks attached.

The Plaza and College View are being built by Bennett Construction on opposite sides of Main Street and form part of Ballymun's new town centre.

Apartments in both schemes qualify for Section 23 tax incentives.

One-bedroom units with 45-59sq m (485-630sq ft) cost from €285,000 and the two-bedroom units with 60-85sq m (645-910sq ft) cost from €320,000.

Hooke & MacDonald, which is handling the sale of the schemes, will have viewings of show apartments by appointment only.

The apartments at The Plaza form part of a major new commercial/hotel/residential development in Ballymun. The 125-room Ballymun Plaza Hotel opened at the end of 2006. The scheme comprises 154 units in total.

College View was first released in 2005 and a final stand-alone block of 25 units is now for sale. Both schemes have been designed by Michael Collins Associates.

Investors buying at both schemes will have tax-free rental income on the new unit as well as against all other rental income in Ireland.

Owner-occupiers can also obtain tax relief against all income, including PAYE.

All of the homes have good quality kitchens complete with appliances. Most apartments have a sit-out balcony.

The apartments can also be bought as a turn-key package with a full fit-out as per the show unit at an additional cost.
