Dublin 1: from €310,000: The latest phase of 15 Section 23 apartments at Liberty Corner on James Joyce Street, Dublin 1 is being launched off plans by Hooke & MacDonald this week.
Prices are from €310,000 for one-bedroom apartments of 44-60 sq m (470-645 sq ft) and from €375,000 for two-bedroom apartments of 60.5-77 sq m (650-830 sq ft).
Designed by Horan Keogan Ryan and developed by McCabe Builders, Liberty Corner is a scheme of 58 apartments over ground floor retail units just off Talbot Street.
It is located half way between O'Connell Street and Connolly Station, and opposite the Bank of Ireland Treasury and International Banking offices.
Transport links and all the attractions of the city centre are close at hand.
The apartments, which are designed around a central landscaped courtyard, come with fitted kitchens and wardrobes. Most two-bedroom units have an en suite while over 30 units at Liberty Square were sold in an earlier release late last year.
The Section 23 tax-relief scheme for investors and owner-occupiers is to be terminated this year. Investors at Liberty Corner have tax-free rental income on the apartment being purchased and on any other rental income generated in this State. Owner-occupiers get tax-relief against all income (including PAYE) on 50 per cent of the purchase price in equal amounts over a 10-year period.
Liberty Corner is an important scheme in Dublin City Council's Integrated Area Plan for the D1 locale. The plan envisages facilities for the arts, enterprise spaces, offices, retail and childcare.
