ONE of the most interesting investment sales in Dublin's Temple Bar area this year takes place on June 26th when businessman Patrick Oman seeks a buyer for a bar and three retail outlets, which are currently producing rents of £219,000 per annum. It is expected to make in excess of £2 million. The three-storey premises with cellars underneath are located at 2/4 Crown Alley, the busiest street in Temple Bar. The main tenant, Eamon Doran's bar, is paying a rent of £150,000 per annum. The balance comes from DV8 which pays £40,000; Damascus, £17,000 and Trove, £12,000. The selling agent, T.P. Campion, of Baggot Street, Dublin 2, is to offer the investments for sale by tender in one or six individual lots on June 26th.
The block, which has a floor area of 13,200 square feet, was used as a store until 1987 when Mr Oman relocated his Oman Overseas Moving and Storage business to East Wall Road. He decided to retain the Temple Bar property, which he estimated was then worth no more than £100,000. When tax incentives were introduced in the Temple Bar area, he spent around £1 million on refurbishing the Crown Alley building and converting it into a bar and three retail units.
There are some capital allowances available with the building.
