One of a short terrace of Victorian houses in Glenageary is to be auctioned by Sherry FitzGerald on Wednesday, June 20th, with a guide price of £590,000 (#749,145).

No. 6 Claremont Villas is in a small cul de sac off Adelaide Road facing a railed green to which the residents of the terrace have keys. It is near the DART station and is a pleasant walk away from the sea and shops at Sandycove. These villas are tall Victorian houses, two storey over basement with two half storeys on the return. In this blue-painted house the garden level is a separate, spacious one-bedroom apartment.

The main house consists of two reception rooms and cloakroom on the right hand side at hall level, a kitchen at the back and two bedrooms on the first floor, with a further bedroom and bathroom/toilet on each of the returns. The front bedroom is a stunning room with two windows, one a bay with panelling and shutters. This room faces south and has the benefit of a view over the green and to St Paul's Church and steeple off Silchester Road. All the other bedrooms are big rooms with fireplaces and ceiling moulding, except in one where there is a built-in unit the width of the chimney wall.

It is possible that the original fireplace is still behind it, however. The hall and stairs in the house are wide and roomy with elaborate plasterwork in the front hall.

The kitchen at the back of the house has access to the back garden from a steep flight of wooden steps and has fitted units throughout and cream-painted wood cladding .The house has been well maintained with stripped pine original panelled doors. Outside there are small front and rear gardens, with pedestrian entrances and parking on the road outside. The front gardens are pretty and well planted, with the original Victorian gate and railings and granite steps to the front door. There is side access to the back garden and this has a coal shed and a tool shed and has herbaceous borders.

This would make a great family house. Because of the layout of the rooms, there is plenty of extra space in the hallways and landings and good soundproofing therefore in the main rooms, so it would be possible to have a lot of children playing without encroaching too much on adult space. Floor space is c. 3,000 sq ft.
