The word on the short terrace of cottage-style Victorian houses at the beginning of Tritonville Road, Sandymount, Dublin 4 is that they were built in the l860s as homes for the gravediggers of nearby St Matthew's Church.

There's nothing funereal, or even Victorian, about number 6, Tritonville Road, in which a redesign has maximised the space to create 1300 sq ft of high, light-filled interior with, on three levels, two reception rooms and two/three bedrooms. It is for sale through Gunne Residential who is quoting a guide price of £350,000 (#444,408) in advance of the June 19th auction date.

The redesign integrates original walls which have been exposed, then painted white. The front door leads directly to curved steps down to the livingroom, opened to the apex and filled with light from three Velux windows.

The curved motif is continued in a mezzanine ceiling feature, a curved wall to the rear and in the double spiral metal stairs leading to the other two levels. Painted white, the livingroom has a polished pine flooor, painted original wall, and glass-fronted built-in cupboards.

To the rear of the livingroom, through double doors, is a bedroom (which could just as easily be a study) with built-in wardrobes and shelving units, exposed, original wall painted white and double glass-doors to the garden. The bathroom, accessed both from the bedroom and livingroom, is white-tiled and has a polished, pine floor.

At the garden level the space has been opened up to create a large, family room/diningroom. The family room is to the rear and has an open fireplace with timber overmantel in a cerise coloured chimney-breast, timber-panelled ceiling and double glass-doors to the garden.

The dining area has a separate entrance from a small front patio. Here too there is a timber-panelled ceiling as well as built-in storage. The fitted, working kitchen is off this, as is a utility area with sink and plumbing. The bedrooms, on the floor above ground level, are compact and functional with Velux lighting. One has a fitted, walk-in wardrobe. The rear garden is long and terraced with an old stone shed, granite walls and vehicular access. It's also long enough to accommodate an extension and still have plenty of garden.
